Your home is more than an architectural structure.  Often, it is an extension of who you are; your personality, style and values.  That is why selling a home can be an emotional experience.  But it can also be exciting and rewarding.  

Here are some simple home selling tips that can help lead you to a successful and timely sale.

Once you’ve made up your mind to sell your home, list your home with confidence.  First and foremost, identify your goal in selling your property; what is your “WHY”.  With my expertise, I will guide you to understand the areas of the sale you control:  marketing, property condition, sell price and access.  

As your Realtor®, with my experience and knowledge, I collaborate with you on the marketing strategies, provide staging advice for exterior and interior of the property, give you a Comparable Market Analysis to help you determine the best price and make it easy for buyers to access and see your property.  

The typical home sale today involves many steps after the initial contract is accepted to complete the transaction.  Much of what needs to be done before the closing is the responsibility of appraisers, loan processors, attorneys, escrow and inspectors. My role as your Realtor® includes coordinating these responsibilities, managing disclosures, negotiations and helping to ensure that others do their jobs promptly and correctly.

Many steps between contract ratification and closing involve the cooperation of both buyer and seller, and attentive real estate professionals on both sides of the transaction. As your Realtor®, with your best interests foremost in my mind,  I work with you every step of the way, using my experience and local knowledge to guide you through the entire process.  I work to anticipate potential problems, troubleshoot, and keep everyone on track.  My goal is to make the process stress free for you and to sell your home in the timeframe you are looking for at the best price possible.

If you are looking to buy a home, you need to hire a "buyer’s agent" that will guide you through the home-buying process and be at your disposal for any questions or concerns.   This is particularly important so that your best interest are always foremost in your agents mind. Buyer's agents are legally bound to help buyers, whereas  listing agents—the agent representing the home listing, have a fiduciary duty to the home seller.  

Therefore, it is in your best interest as a buyer to get an agent who is there to represent you and only you; someone who will diligently fight for your interests and rights.

Some of the things I will do for you as a buyer’s agent:

  • Find the right property. After determining what you are looking for and what you can afford, I will schedule appointments to tour homes that fit the bill.   I will not try to sell you on features you do not wnt or need; your requirements come first.  Because of my experience and knowledge of the local area, I can also explain the ins and outs of various properties and neighborhoods, explaining the pros and cons of various options.

  • Negotiate the offer. This is where experience and having someone solely to represent your interests is key.  I will advise you on an appropriate price to offer and present it to the seller’s agent. Then I will negotiate on your behalf and write up the contracts for you. This is where my experience in negotiating deals can save you money and help you avoid pitfalls like a fixer-upper that’s more trouble than it’s worth.

  • Recommend other professionals. I can refer you to reliable mortgage brokers, real estate attorneys, home inspectors, movers, contractors and more. This can also help expedite each step of the process and move you to a successful sale faster.

  • Help overcome setbacks. If the home inspector’s report or appraisal brings new issues to light, I can advise you on how to proceed, and then act as a buffer between you and the sellers or their agent. If negotiations become heated or hostile, it’s extremely helpful to have an experienced professional keeping calm and offering productive solutions, who has only your best interests at heart.
